What a good real estate estimate includes

  • Your business name and contact details — and the client's.
  • An estimate number and date, plus how long the price is valid.
  • Line items with a clear description, quantity, unit price, and amount.
  • Subtotal, tax (at your local rate), and the total — no surprises later.
  • Notes and terms: what's included, what's excluded, deposit and payment terms.
  • State the brokerage commission as a percentage of sale price but clarify it is earned and paid at closing through the closing/settlement statement, not on this estimate — list it as a separate line so the client doesn't confuse fees with commission.
  • Itemize reimbursable marketing as discrete line items (professional photography, drone/aerial, 3D/Matterport tour, staging rental, printed brochures, MLS/listing syndication) with unit costs so the client sees exactly what they're funding.
  • Spell out who pays for what under your buyer-broker or listing agreement — transaction coordinator fee, admin/compliance fee, and any flat marketing retainer — and note whether marketing spend is recouped from proceeds or billed upfront.
  • Put a clear validity window (e.g. estimate good for 30 days) and tie any staging or photography quotes to current vendor rates, since stager and photographer pricing changes seasonally.
  • Disclose all fees and any third-party costs up front, in line with your local real estate board's rules — no junk or undisclosed charges — and note that commission is negotiable and not set by law.
