A tile estimate comes down to measured area, the prep underneath, and the layout the customer wants. Price floors and walls by the square foot with a waste factor, but make prep and substrate their own visible scope — that's where tile jobs go over — and note the pattern, because a diagonal or herringbone layout cuts more tile and takes more labour than a straight set.

What a good tiling estimate includes

  • Your business name and contact details — and the client's.
  • An estimate number and date, plus how long the price is valid.
  • Line items with a clear description, quantity, unit price, and amount.
  • Subtotal, tax (at your local rate), and the total — no surprises later.
  • Notes and terms: what's included, what's excluded, deposit and payment terms.
  • Show measured area per room with a stated waste factor (more for diagonal, herringbone, or mosaic), and separate floor tile from wall tile since labour rates differ.
  • Itemize substrate and prep — self-levelling, backer board, waterproofing membrane in wet areas, crack isolation — rather than assuming the existing floor is ready to set on.
  • Price the layout you quoted: straight set versus diagonal, herringbone, or a feature pattern, and note that custom layouts and small-format mosaics carry more cutting and setting time.
  • State who supplies the tile and the assumed price per square foot as an allowance, so an upgrade to a premium or imported tile is an obvious comparison, not a surprise.
  • Call out grout type and colour, edge and trim treatment (bullnose, Schluter), niches and accents, and exclusions like demo of existing tile or subfloor repair found underneath.
